I've been in Bangkok on and off, and r/Bangkok has the same story every week: tenant loses deposit, landlord ghosts, no recourse.
Thailand has no Yelp for rentals. So I built CondoReviewsThailand.com. Instead of free-form reviews, it uses structured ratings: noise, pest control, management, internet, contract fairness, deposit return rate, foreigner-friendliness.
Each building gets a computed "livability score" based on these inputs. No walls of text to wade through - just clear data points.
